Recently sold out: Red Cedar Homes' Cedars at Eagle Ridge and Century Complete's Lithia Townhomes, both in Lincolnton. Homes there now come up as resales. Buying new in Lincolnton: what I tell every buyer

1. Bring your own agent on the first visit

The friendly person in the model home works for the builder. Most builders require your agent to be with you, or to register you, on your first visit. If you walk in alone, you may not be able to add an agent later. Builders commonly pay the buyer's agent, but we'll confirm that before you sign anything.

2. The base price is not the price

Lot premiums, elevation upgrades, structural options and design-center choices can add a lot to the advertised price. I'll help you figure out which upgrades are worth it (usually the ones that are hard to add later) and which ones you can skip.

3. Compare incentives the right way

Builders often offer closing-cost help or a lower rate if you use their preferred lender. Sometimes that's a good deal. Sometimes a price cut is worth more. We'll put the options side by side and compare total cost.

4. Get an independent inspection anyway

New doesn't mean perfect. I recommend a pre-drywall inspection and a final inspection by your own inspector. Then use the builder's warranty walk-through to get items fixed before the warranty window closes.

5. Check the lot, not just the house

Look at drainage, what's behind the lot, future phases and road plans, and whether the lot is inside Lincolnton city limits. Homes inside the city pay the city tax rate on top of Lincoln County's. Homes outside don't, but city services may not reach them. Both affect your monthly costs and your resale value.

Clark Creek Landing (D.R. Horton) and Carpenter Farms (Century Communities) both list a pool and cabana, plus a playground and dog park. Always confirm HOA dues and what they cover before you sign.
Is it better to buy new or resale in Lincolnton?
It depends on your budget and timeline. New gets you a warranty, modern systems and your own finishes. Resale in a newer neighborhood like Lincoln Meadows or Edgewood Estates can get you similar space with a finished yard and a negotiable price. I'll show you both so you can compare.
